Be prepared

A few things to have ready

Good rental listings can move quickly. Preparing these items in advance makes it easier to act when you find the right home.

A quick heads-up on documents

Landlords typically review a few supporting documents before approving a tenant. When you have a chance, start gathering:

  • Letter of employment
  • Two to three recent pay stubs
  • Credit report, usually from Equifax or TransUnion
  • Government-issued photo ID, such as a driver’s licence or passport

No rush. This is simply something you can begin gathering so you're ready when the right listing comes along.

Once your lease is signed

Keep these practical move-in details on your checklist:

  1. 1

    First and last month's rent

Make sure you have enough funds available for first and last month's rent when the lease is finalized.

  2. 2

    Refundable key deposit

A refundable key deposit may also be requested and is usually paid before or at the key exchange.

  3. 3

    Utilities and tenant insurance

Transfer any required utilities into your name and arrange tenant insurance if required by your lease.

  4. 4

    Book the moving elevators

As soon as your move-in date is confirmed, reserve the elevators at your current and new buildings, where needed, so moving day goes smoothly.
